Why everyone is suddenly shopping

Bluebeam Revu 20 — the last perpetual version Bluebeam ever sold — reaches End of Support on July 31, 2026 and End of Life on December 31, 2026, when Studio Sessions stop working entirely. Perpetual sales ended back in September 2023, the Mac app was discontinued that same year, and the iPad app was retired on December 31, 2025. So thousands of teams are evaluating alternatives at once. Most roundups on this topic are thinly disguised ads. We make one of the tools below, so read us with the same skepticism — but every price here is vendor list pricing, verified July 2026, and every verdict includes the downside.

First: when you should stay on Bluebeam

Nobody selling an alternative says this, so we will. A Bluebeam subscription is the honest answer if:

• You script. Revu's scripting engine automates document workflows nothing below replicates. If you've built automation on it, that's load-bearing.
• You batch-process Sets. Revu's Sets and batch tooling for slip-sheeting hundreds of drawings across projects is genuinely best-in-class.
• Markup depth is your job. Punch lists, custom statuses, deep tool chests, document control across a GC organization — Bluebeam's markup catalog is still the deepest on the market.

The catch: full measurement tools now require the Core tier ($330/seat/yr), and Bluebeam's AI features are gated to the Max tier at $590/seat/yr — list pricing, July 2026, annual billing only. The alternatives, one honest verdict each

STACK — the cloud incumbent

STACK is a mature, genuinely capable cloud takeoff-and-estimating platform with good prebuilt item libraries and easy team sharing. It costs $249–299 per user per month billed annually — $2,988–3,588 a year per seat (list pricing, July 2026). It runs entirely in the browser with no offline mode, which is the top complaint in user reviews: lag on big sheets, and nothing works on a jobsite without signal. Togal.AI — the AI specialist

Togal.AI's pitch is one-click AI takeoff, and on clean vector drawings it's impressive — a University of Kansas study found up to 76% time savings, though it's worth knowing that study used a single novice user on one drawing set. Reviews report accuracy dropping on messy or scanned sets, and there's no estimating layer underneath the takeoff. Pricing is $299/user/mo billed yearly only, about $3,588/yr, browser-only (list pricing, July 2026). Kreo — the AI value pick

Kreo Pro runs $175/user/mo on annual billing — $2,100/yr (list pricing, July 2026). Its AI is legitimately strong: Auto Measure and the Caddie agent can rough out a takeoff fast. User reviews cite output that arrives messy and needs reorganizing before it's estimate-ready, and like the others in this bracket it's browser-only with no offline mode. Verdict: the most AI per dollar in the cloud tier, if you accept the tidy-up pass and the connectivity requirement.

PlanSwift — the cautionary tale

PlanSwift was the default Bluebeam-adjacent takeoff tool for years. Today it's $2,000/yr, Windows-only, and reportedly still a 32-bit application. In 2025, users who had bought "lifetime" perpetual licenses were told to start paying annually or lose access — an April 2025 Capterra review is titled "Bait & switch scammers." Verdict: hard to recommend to anyone the vendor has already burned once.

Groundwork Takeoff — our entry

How to actually decide

Ignore feature grids for a minute and answer three questions. Do you bid from places with bad internet? That rules the browser-only tier in or out immediately. Does your estimate live in the takeoff tool or in Excel? If you want quantities to price themselves as you draw, you need built-in assemblies, which eliminates Togal and Bluebeam. And do you want to own your software? Only one tool on this list still sells a perpetual license.
